Property in the UAE is both an asset class and a daily legal relationship — buyer and developer, landlord and tenant, joint owners, and sometimes a bank. UAEAZ advises on the contract before money moves, and on the dispute after it already has.
Buying and selling
We review sale and purchase agreements, off-plan contracts, Oqood/title status, and the conditions that actually determine whether a handover or refund is realistic. Clients instructing us before they pay a deposit usually spend less than clients instructing us after a missed completion date.
Work includes:
- due diligence on title and developer history
- SPA and off-plan contract review
- joint purchase arrangements between family members or investors
- mortgage-related documentation issues
- handover, snagging, delay, cancellation and refund claims
- brokerage and commission disputes
Landlord and tenant
Dubai and Abu Dhabi tenancy regimes are not identical, and other emirates have their own rental committees and procedures. Notices, rent increases, eviction grounds, deposit recovery and rent collection all turn on the contract, the registered tenancy, and the correct forum. Our guide to tenant and landlord rights in Dubai covers the questions we hear most often.
Joint ownership and family property
Siblings, spouses and business partners often hold property without a written understanding of exit, occupation or sale. That silence is fine until it is not. We draft the missing agreement, or we litigate the consequences.
Developers, contractors and neighbouring uses
Construction delay, variation claims, and defects sit next to pure conveyancing. Where the client is a company, the file is handled with corporate counsel. Where it is a family home, it is handled with the same seriousness and rather less correspondence copied to a board. Contentious files move with our litigation practice.
Abu Dhabi, Dubai and worldwide
This practice is available to clients in Abu Dhabi, Dubai, Sharjah and the northern Emirates, and to clients instructing UAEAZ from overseas by email or video. Court advocacy is conducted by licensed advocates before the relevant UAE court and level. Advice is given in Arabic and English.
To instruct counsel, send a short outline of the facts, any deadline, and the papers you have via our consultation form. An enquiry does not create a client relationship until we confirm the engagement in writing.
