Most Dubai tenancy disputes are not mysterious. They are a missing notice, an unregistered contract, a deposit without a paper trail, or a landlord and tenant who have been negotiating in voice notes for six months.
Register the relationship
If the tenancy is not properly registered, both sides are already in a weaker position than they think. Bring the contract, Ejari or equivalent registration, cheques, and the condition report from move-in — if anyone bothered to make one.
Rent and renewal
Renewal and increase arguments turn on the contract, the timing of notice, and the applicable rental framework at the date of the notice. A conversation in a building lobby is not notice. A screenshot may not be either.
Eviction and vacation
Grounds, notice periods, and the correct forum matter more than the temperature of the argument. Tenants who stop paying as a negotiating tactic, and landlords who cut off services as a negotiating tactic, both create new problems.
Deposits
Photograph the empty, cleaned property. List the deductions in writing. Deposit claims fail when nobody can prove the starting condition.
