A property dispute in the UAE is usually a contract that was signed in optimism and is now being read in anger. Delayed handover, a specification that does not match the brochure, a joint owner who will not sell, a developer who will not refund. UAEAZ acts for buyers, owners and, where the file is clean, for counterparties who need the dispute brought to a close.
This page is for the contested file. Purchases, conveyancing and structure before a fight begins sit in real estate and property law. Tenancy claims sit in landlord and tenant disputes.
Off-plan and developer disputes
Typical instructions include:
- delayed completion and handover
- cancellation and refund claims
- variation of specifications and snagging disputes
- service-charge and owners’ association conflicts once the building is live
- claims arising from escrow, payment plans and termination notices
The contract, the payment receipts, the RERA or municipality paperwork, and the correspondence are the file. Screenshots of a sales gallery are not.
Joint owners and family property
Siblings who inherited a plot, spouses who bought in one name, and investors who cannot agree an exit are common UAE instructions. We advise on partition, sale, occupation and the court route when a co-owner will not cooperate. Family property often sits next to a personal status file; we treat them as one set of facts, not two firms.
How the dispute is run
Some property fights belong in a specialist committee. Some belong in court. Some should be a negotiated variation of the contract. We tell you which, with the documents in front of us, and we do not file a claim that the forum will not hear.
If you already have a case number, a termination notice, or a developer’s final warning, send those first.
Abu Dhabi, Dubai and worldwide
This practice is available to clients in Abu Dhabi, Dubai, Sharjah and the northern Emirates, and to clients instructing UAEAZ from overseas by email or video. Court advocacy is conducted by licensed advocates before the relevant UAE court and level. Advice is given in Arabic and English.
To instruct counsel, send a short outline of the facts, any deadline, and the papers you have via our consultation form. An enquiry does not create a client relationship until we confirm the engagement in writing.
